Real Estate in the Ashe County High Country
Buying or selling up here is not the same as buying or selling in town. Wells, septic, shared roads, easements, and winter access all show up in these transactions, and they show up early. Regency Properties has an office in West Jefferson, we handle residential, land, and commercial, and we work these counties every week.
Most people looking for a High Country agency are trying to answer one question: does this office actually know the ground I am buying or selling on. Fair question. Below is what an agency in this market should be doing for you, what to check before you sign with anyone, how compensation works, and what the process looks like whether you are buying a home, buying acreage, selling, or dealing with a commercial property.
What a High Country Agency Does for You
On the buying side the job is representation: showing you properties that fit, being honest about what’s wrong with a place and not just what’s right, writing the offer, and managing inspections, water testing, septic, survey, title, and the closing calendar. On the selling side it’s pricing and exposure, which is trickier for mountain property since what actually moves value, road condition, view, water, usable versus steep acreage, isn’t sitting in a listing feed; somebody has to go look. Land and commercial are their own animals too, land buyers need access, septic, and zoning answers, commercial buyers need a conversation about use and parking, same office, different skill sets.

What to Look for in a High Country Agency
You are going to hire somebody. Here is what to check before you do, and every one of these you can verify in a single phone call.
- Ask where the office is and whether you can walk into it. A local office means somebody is here when a lender, a surveyor, or a septic contractor needs an answer on a Tuesday afternoon
- Ask how many of their recent closings were in the county you are buying or selling in. Not the region, the county
- Ask what they do about well and septic on a property that has them. If the answer is vague, keep looking
- Ask whether they will walk the property with you, including the back of the parcel and the access road, not just the house
- Ask how they price a property with few nearby comparables. There is a real method for this and they should be able to describe theirs
- Ask whether you will be working with the person you are talking to, or being handed off to somebody else after you sign
If an agency gets quiet on any of those, that tells you something. Ask us the same six questions.
What It Costs to Work With Us
Straight answers on money, because this is where people feel managed instead of informed.
- Real estate agent compensation is negotiable. It is not set by law and there is no fixed industry rate
- Buyers and sellers each sign a written agreement with their agent stating what that agent will be paid and who pays it, before the agent goes to work
- A seller can choose to offer compensation to the agent representing the buyer. That is the seller’s decision, and we will walk you through the tradeoffs
- A buyer is responsible for the compensation stated in their own agreement with us, and in many transactions some or all of that is covered through the deal. We put that in writing up front so nothing moves at the closing table
- Third party costs are separate from what your agent is paid: inspections, survey, water testing, septic evaluation, appraisal, attorney, and recording fees are their own line items
- We tell you the expected costs before you are committed, not after
Benefits of a Local Office
Office in West Jefferson
We are in the county, not covering it from somewhere else and driving in for a showing.
Well and septic are normal here
We treat water and waste systems as standard due diligence, not a surprise two weeks before closing.
Roads, easements, and access
Shared drives, maintenance agreements, and recorded rights of way get read and questioned before you are under contract.
Seasonal reality
We will tell you what an access road looks like in February, which is a different conversation than June.
Four counties, one office
Ashe, Watauga, and Alleghany in NC plus Grayson County, VA, since 2001. If your search crosses a county or a state line, you do not need a second agent.

Ashe County Real Estate FAQ
What counties does Regency Properties serve?
Ashe, Watauga, and Alleghany counties in North Carolina, plus Grayson County, Virginia. Our office is in West Jefferson.
Do you handle land, or only homes?
Both, plus commercial. Land is a large part of what we do and it runs on different due diligence than a house does.
Why does well and septic come up so much in mountain transactions?
A lot of property up here is not on public water and sewer, so the water source and the waste system are part of what you are buying. They get tested and evaluated like any other major component.
What is a road maintenance agreement and why should I care?
It is a recorded agreement saying who keeps a shared road usable and how the cost is split. If a property is reached by a shared drive, you want to know whether one exists and what it says before closing. Some lenders will ask too.
Can I get to the property in winter?
That depends entirely on the road, the grade, and the elevation. Ask us about the specific property and we will tell you what we know about that road.
What if I am buying from out of state?
Common here. We can walk a property for you, send video, and coordinate inspections, testing, and closing with your lender and attorney. Start with a call so we know what you are looking for.
