Log Homes for Sale in NC
People search for log homes across the whole state. We sell them in one part of it. Regency Properties has worked Ashe, Watauga, and Alleghany counties in NC, plus Grayson County, VA, since 2001, and that is where our log home listings are. If you are buying in the High Country, we can tell you what a log home actually costs to own before you write an offer.
A log home is not a house with a different look. The walls move, the exterior finish is a maintenance schedule rather than a one time job, and insurers and appraisers treat log construction as its own category. None of that is a reason to walk away. It is a reason to know which type you are looking at, because a full log home and a log sided home at the same asking price are not the same purchase.
What's Available in NC Log Homes?
Log home" covers four different things in this market, and they do not cost the same to own. A full log home has structural log walls, stacked and joined at the corners, usually with chinking or caulk between courses. A timber frame home has a heavy timber skeleton with joinery at the connections and conventional insulated walls between the posts, so the wood shows inside more than out. A log sided home is a conventionally framed house wearing half log siding. Post and beam sits close to timber frame, with heavy members carrying the load and simpler connections. For buyers, the difference shows up on day one and every year after. Full log walls settle and need a recurring finish cycle. Timber frame performs like a standard wall assembly with a wood interior. Log sided maintains like siding. Regency Properties tracks log, timber frame, and log sided listings across all four counties, and we will tell you which one you are actually looking at.

Who Buys Log Homes in NC
Log home buyers here tend to want the house itself, not just the address, and what they plan to do with it changes which construction type fits. Buyers are often a good fit if they:
- Want a second home for weekends and holidays, where winter access and low maintenance finishes matter more than square footage
- Are buying for short term rental and want the cabin look because it books
- Are retiring up full time and want single level living and a driveway they can handle year round
- Already live in the area and want more land, a shop or barn, or a different elevation and view
- Are coming from a conventional house and pricing log upkeep for the first time
Short term rental rules are not uniform. They vary by property, by subdivision covenants, and by local ordinance, and they change. If your plan depends on rental income, confirm what is allowed for that specific property before you go under contract.
How Much Do Log Homes Cost in NC?
Log home prices in the High Country vary depending on several factors, including:
- Construction type (full log, timber frame, post and beam, or log sided)
- Condition of the exterior finish, and whether the house is due for a full strip and restain
- Age and settling history, and how the repairs along the way were handled
- Acreage, view, and road access, including driveway grade and winter use
- Well, septic, and heat source
- Insurance and financing, since some carriers treat log construction as its own category
Confirm a current log and timber frame price range with Regency before publishing, and note the date it was pulled. Do not carry a range over from another page.] During a consultation, Regency Properties can walk you through what a given construction type costs to own here, so the number you plan around includes upkeep and not just the purchase price.
Benefits of Buying a Log Home
Character you cannot rebuild
Exposed logs and timber joinery read as the real thing, and buyers pay for that on resale.
Strong rental appeal
The cabin look books well in the High Country, subject to the rules that apply to that specific property.
Built for this climate
Deep overhangs, covered porches, and heavy wood construction suit mountain weather when the house is detailed correctly.
A known upkeep schedule
The finish cycle is predictable, which makes it budgetable once you know what the house needs.
A distinct buyer pool
Log home buyers seek these houses out, so a well kept one does not compete with every conventional listing on the market.
Alleghany County vs. Other High Country Counties
| Full log | Timber frame | Log sided | Conventional mountain home | |
|---|---|---|---|---|
| Maintenance load | Highest: finish cycle, sealant lines, settling checks | Moderate: standard walls, timber finish inside | Lower: maintains like wood siding | Lowest of the four |
| Typical cost to own | Recurring finish cycle is a budget line | Middle, driven by the exterior wall system | Close to conventional, plus siding upkeep | Baseline for the area |
| Look and feel | Log walls inside and out, visible corners and chinking | Exposed heavy timber inside, varied exterior | Cabin look outside, standard interior | Siding, stone, or board and batten |
| Resale audience | Buyers who want a true log home | Buyers who want the timber look with standard performance | Wide: cabin lookers and conventional buyers | Widest, fewest construction questions |
| Best for | Owners who will keep the schedule | A show interior with conventional wall performance | The cabin look with less upkeep | A mountain house without log specific upkeep |
All four show up in High Country listings, often described loosely as cabins. The mistake is pricing a full log home as though it maintains like siding. Send us the listing and we will tell you what it actually is and what that means for your budget.

NC Log Homes FAQ
Our listings and our working knowledge are in Ashe, Watauga, and Alleghany counties in NC, plus Grayson County, VA. That is the High Country, and we will not pretend to cover the rest of the state.
A full log home has structural log walls. A log sided home is conventionally framed with half log siding applied. They look similar from the road and maintain very differently.
It depends on the product used, the exposure, and the roof overhangs, so no single number fits every house. Ask the seller what was used and when, and have a local log finish contractor look at the specific property.
Some carriers treat log construction as its own category and some will not write it at all. Get a quote for the specific property early in your search, not after you are under contract. [Confirm with Regency whether to name a local insurance contact here. No carrier names or premium figures.]
They can. Comparable sales are thinner for log and timber frame construction, and an appraiser who rarely works with them may lean on the wrong comps. Ask your lender about appraiser experience up front.
Settling at door and window openings, chinking and caulk lines, the stain and seal history, roof overhangs and drainage, and the lowest logs where wood meets grade. We walk these with you.
